Is a tree house covered under insurance?

We are thinking of creating a tree house to use as a office and need to know if it is covered under the home owner insurance or will new insurance and coverage be required.

Normally a tree house or any other outside structure which is not attached to the dwelling would be covered under Coverage B Other Structures on a Homeowners Policy Form for 10 to 20% of what the home is covered for under Coverage A Dwelling. For example if you have your home coverage for $200,000 under Coverage A then you would have $20,000 coverage (or $40,000 depending on the company's form) available to cover a garage, gazebo, shed or in your case a tree house.

However, if you use the structure to run any type of business or even store business equipment or inventory in it you have automatically voided out all coverage for the other structure (not just the liability as another poster states). So if you are using the tree house for an office which produces any type of income you will have absolutely no coverage under your homeowners insurance (liability or any other type of peril will not be covered). You would have to obtain a Commercial Package Policy to provide coverage for the liability, business personal property and the structure itself.

Further since you are talking a tree house, it is fairly safe to say that you would probably not find a standard carrier willing to write insurance on that type of structure due to safety concerns. A substandard or specialty carrier might be willing to do it. You would need to check with an independent agent that has access to the surplus lines or substandard market to help you with obtaining quotes for this.

If you are talking home office as in for your own personal needs and not planning on using it to run any type of business (or do any type of commercial activity or storing any type of business producing equipment or inventory), then you would be covered under your homeowners insurance and I am not aware of any type of exclusion under a standard homeowners policy. Your only concern then would be to make sure that the 10 or 20% extension is enough to cover all (i.e. the treehouse and any other structure such as a shed) of your outside structures. If it isn't then you can ask your agent to increase it and they will bill you for the additional cost.

In terms of your question on property tax--any time you obtain a permit to do construction or remodelling of your home it can trigger an increase in the assessed value of your home which can in turn increase your property taxes. Of course you always have the option of appealing the assessment and if you are successful holding down your property taxes.
