One small water leak can create a huge amount of damage to your home, and often it goes undetected, and by then it is too late and you are up for costly repairs. Damage to ceilings, carpets, walls can be costly to repair. You would be surprised to know that even a minor repair could cost you a few thousand dollars.
As homeowners, you should always take precautions to reduce the chance of water damage to your homes. Here we will show you a few simple steps:
1. Check your plumbing including water pipes, both inside and outside of your house. Look under your sinks, basins, inside cabinets. Check for puddles or drips from from your pipes under your sink, also, put the plugs in and fill your sinks up, remove the plug and check for leaks underneath. If you see any water underneath, try and locate the source of the leak, it may be simple dripping tap or a leaky waste which can be easily fixed.
2. Check your toilets. Inspect the floor for water that should not be there. Take the lid off the cistern and make sure that the float is set to the correct level (which is usually marked inside with the letters WL) - make sure it is not overflowing down the overflow pipe. Often, it is a matter of a simple adjustment. Preventing and repairing leaks can save a lot of time and money.
3. Check your hot water cylinder. Inspect the valve work closely, looking for leaks, wet patches on the floor or even fine jets of water. On low pressure open vented hot water cylinders, make sure the water is not overflowing out of the vent.
4. Outside of your house, check your roof and spouting for problems. Clean out all leaves from your spouting regularly, as blocked spouting, especially internal gutters can cause major water damage inside your ceilings. Check roof penetrations such as chimneys and flues especially flashings. Signs of problems on your roof include loose nails or screws, cracked flashings or even gaps under flashings. Look for wet patches on your ceiling. Roof leaks even small ones, can cause serious ceiling and structural damage relatively quickly. Loose nails can be removed and replaced with Tek screws, flashings can be resealed with Plumbers Roofing Silicone.
5. Most important of all, make sure you and all family members know where to shut the water off in an emergency. Knowing where your water turns off, could save you thousands of dollars. On a house which has reticulated water (town supply) there will usually be a shut off valve near the front of your property (usually on the Council verge) which has a blue lid to identify it. On a house which has a non-reticulated water supply (your water comes from tanks) there will be a water pump which should be turned off as well as the water tank shutoff valve.
Remember, it is much better to be safe than sorry, if you see any sign of a water leak anywhere, no matter how small it seems, get it fixed immediately or fix it yourself. You may put it off and forget about it and maybe one day while you are away at the shops or on holiday, the small leak has turned into a major flood.
